The initial letting of new-build and refurbishment projects lays the foundation for the long-term success of a residential property – for owners as well as for future tenants. Sonia Ceriani, Head of Leasing Services & Residential Marketing at Wincasa, explains how an early-stage strategy, a holistic marketing approach, clear processes and personal support lead to a successful, on-time full occupancy.
Sonia Ceriani, what defines a professional initial letting?
A professional initial letting starts long before the actual marketing launch. It is based on a thorough market and target group analysis, as well as a rental pricing strategy and marketing logic defined in close alignment with the owner. It is essential that all steps are carefully coordinated – from project positioning and marketing through to tenant move-in.
Which factors are particularly critical to success?
The greatest impact comes from thorough preparation. Market-oriented, sustainable and yield-optimised rental levels are key. This is complemented by well-conceived, primarily digital and innovative campaigns, professionally prepared marketing materials and a structured application management process. This enables a targeted reduction of marketing periods and vacancy rates.
What added value does this approach offer to owners?
Owners benefit from clear processes, high transparency and a single point of contact. We coordinate all project stakeholders and manage the entire marketing process end-to-end. This reduces interfaces, minimises risks and provides planning reliability – particularly for large and complex projects.
How has demand for newly built apartments evolved in recent years?
Demand for high-quality housing in well-connected locations remains strong. At the same time, we observe that prospective tenants are now significantly better informed and more demanding. Factors such as layout quality, flexible living concepts, good public transport connections and an attractive residential environment are becoming increasingly important. For successful initial letting, this means projects must be positioned even more precisely and target groups clearly defined.
What role do digitalisation and personal support play in initial letting?
Both are inseparable. Digital processes enable efficient and transparent handling – from initial contact and viewings through to contract conclusion. At the same time, we place great importance on personal accessibility and individual support. This builds trust and has a positive impact on tenant satisfaction.
What types of projects do you support in initial letting?
Our services range from smaller multi-family properties to large-scale developments with over 100 residential units. We support new builds, replacement buildings and full refurbishments in urban and suburban locations, particularly in the Zurich, Bern and Basel regions.
You also offer dedicated tenant support in refurbishment projects. How do you assist tenants?
In full refurbishment projects, we place strong emphasis on early, transparent and personal support for tenants. The goal is to provide guidance, address questions and take individual concerns seriously. Through clear communication structures, dedicated contact persons and support in finding alternative accommodation, we help make the process as transparent and fair as possible for tenants.
What is particularly important to you in working with owners?
Transparent communication, realistic assessments and regular reporting. A trusting collaboration is built when expectations are clearly defined and all parties maintain a full overview at all times.
Together with a team of seven, Sonia Ceriani, Head of Leasing Services & Residential Marketing, is responsible for the initial letting of new-build and refurbishment projects, as well as dedicated tenant support in refurbishment schemes. She brings over 20 years of experience in the real estate sector and has successfully managed numerous initial lettings across a wide range of project sizes – from smaller residential developments to large-scale projects with several hundred units.
