From planning to move-in: Tribschen II in Lucerne

Tribschen II has created new residential and commercial space in an attractive location in the city of Lucerne. Wincasa has been supporting the Swiss Prime Investment Foundation project as the owner’s representative since the planning phase and, now that construction has been completed, is also taking over the management of the property. For Wincasa, this long-term project is thus transitioning seamlessly from the construction phase to operations.

From planning to the completed property

As part of its Construction Management services, Wincasa acted as the owner’s representative and supported the development of Tribschen II from the planning stage and building permit process through to the general contractor tender and subsequent construction. The prior demolition of an existing building was also part of the mandate.

“We have supported Tribschen II over several years and through very different phases of the project. It is all the more rewarding to see the completed property today and to know that Wincasa will continue to look after it as part of its property management services,” says Peter Quinger, Senior Project Manager, Owner’s Representation at Wincasa.

The result is a timber-hybrid building comprising 89 apartments and various commercial spaces, with Lidl among the tenants. One of the building’s distinctive architectural features is its spacious access balconies. These create private areas with seating in front of the apartments while also providing spaces for residents to meet and interact. A communal rooftop terrace completes the offering.

On 31 July 2026, the completed property was handed over by the general contractor to the property management team. The official move-in date was scheduled for 1 September 2026, but residents were able to start moving in as early as 11 August 2026.

Around 80 apartment handovers in four days

This marks the start of an intensive phase for the property management team: around 80 apartments have already been let. The handovers are spread over four days, with seven Wincasa employees on site each day.

In addition to handing over the apartments, the team also coordinates the move-ins. Each tenant is given an individual handover appointment and a designated moving slot of two to four hours, depending on the size of the apartment. This allows the large number of move-ins to be staggered efficiently.

“The initial occupancy of around 80 apartments is a team effort and requires careful preparation. We are now looking forward to personally welcoming the new residents and working together to transition Tribschen II into regular operations,” says Evelyne Pfyl, Property Management Specialist at Wincasa.

Wincasa already knows the neighbourhood

Tribschen II is familiar territory for Wincasa: the company also supported the development of the new Tribschen I building. That project began in 2020 and comprises around 160 apartments as well as commercial space occupied by Migros. The property is also managed by Wincasa.

Tribschen II now completes the development. Modern new-build apartments, a central location in the city of Lucerne, shopping facilities directly on site and shared spaces make the new building an attractive place to live. Strong demand was already evident before the official move-in date, with the majority of the 89 apartments already let.

For Wincasa, this brings the project full circle: from supporting the planning and construction as the owner’s representative through to initial occupancy and long-term property management. Numerous people on both the Wincasa and ownership sides have made an important contribution to this success throughout the various phases of the project. The knowledge gained during the property’s development can now be applied directly to its ongoing operations.
