A New Neighbourhood Comes to Life: First Occupancy at Tivoli Garten in Spreitenbach
Right next to the well-known Shoppi Tivoli, a new urban space is emerging: Tivoli Garten. Since mid-July, more than 400 rental flats have been gradually filled with life. The phased handover is coordinated by Wincasa – led by the Baden office and supported by colleagues across the region. It quickly became clear: this volume could only be handled together.
“From the outset, we knew that we couldn’t manage such a complex move-in process from Baden alone,” says Susanne Bozzola, Site Manager Baden and Project Lead. “That’s why we’re working across locations and pooling resources within the region.” Despite two postponements of the move-in start due to construction delays, the handovers have gone smoothly so far: “Our entire team has been on site, checking every detail and literally walking through the buildings with a tenant’s perspective. This ensures that all units are ready on time and that the move-in process runs as smoothly as possible for the new tenants.”
Systematic Logistics – Planned Over 1½ Years
Preparation began during the construction phase, spanning about 18 months. The inner courtyard can only be accessed in one direction and in phases – moving lorries cannot pass each other. A detailed logistics plan was developed together with a specialist and thoroughly tested. The move-in phase runs from mid-July to mid-October 2025 and follows a consistent two-week cycle:
- Week 1: Handover of flats
- Week 2: Moving-in appointments
This schedule is binding – it’s the only way to keep access clear and processes safe.
“What really matters here is teamwork,” says Umut Sentürk, Head of Commercial Properties, Central Region. “We help where help is needed – regardless of roles or titles.” Stephanie Müller, Head of Residential Properties, Central Region, adds: “This project demonstrates what’s possible when everyone works together – across sites and disciplines.”
Handovers in Rhythm – Teamwork Every Day
Each day, a newly formed four-person team oversees the move-ins. They are prepared and briefed in the morning. Each team member can manage up to six handovers per day – that’s up to 120 handovers per week.
On the third day, Leon David (apprentice from Basel), Sina Baumann (currently Wincasa’s youngest property manager), Umut Sentürk, Stephanie Müller and Susanne Bozzola were on site accompanying the handovers.
“For me as an apprentice, this is a huge opportunity,” says Leon David. “I’m learning from experienced colleagues – and at the same time, I see how our planning makes moving in easier for so many people.” Sina Baumann highlights the emotional aspect: “It’s special to accompany new tenants on their very first day. That joy is incredibly motivating – and shows how vital careful preparation is.”
A New Home – A New Chapter in Life
The key handover is a special moment for the new tenants too. A young couple is moving into their first flat together. “I’m originally from Basel,” says the young woman at the handover. “We’ve been counting down to this day for so long. It feels surreal to finally stand inside the flat we only knew from floor plans. What really appealed to us was the mix of being close to Shoppi Tivoli while enjoying a calm, green residential setting – right on our doorstep.”
