Five years of mixed-use site management
Wincasa's Mixed-Use Site Management (MUSM) is celebrating its fifth birthday. The demand for services in the area of mixed-use sites continues unabated: MUSM is still on course for growth in 2022.
At the beginning of 2017, Wincasa launched the Mixed-Use Site Management division to meet the existing needs of the market in terms of site management. The launch of the target group-oriented service offering, including individual 360° support for large mixed-use sites, took place at Swiss Prime Site's Prime Tower site.
Present throughout Switzerland - from Altenrhein to Geneva
The positive results quickly made it clear that the offering was in tune with the times and had great potential for expansion. The MUSM division was originally launched with three people. "We have now grown into a powerful team of 45 employees at six locations in Switzerland, which currently manages more than 20 sites for eight different owners. The trend for 2022 is still rising," says Thomas Hinderling, Head of Mixed-Use Site Management at Wincasa.
Since its launch in 2017 (Zurich), the area has been expanded by at least one site every year: Basel and Geneva were added in 2018. Eastern Switzerland was added in 2019 with the Altenrhein site. An exciting expansion of the business model followed in 2020 with the CMSM Mittelland/Bern hub. For the first time, expertise from the areas of center management and mixed-use site management was combined and further synergies exploited. Last year, the CMSM hub Signy/Rolle was opened based on the same model.
More than traditional management
Mixed-use sites require a wide range of services that go far beyond traditional management. In addition to all-round support, putting together an optimal tenant mix and elements of urban development planning are among the essential skills in mixed-use site management. In recent years, topics such as community, project and MEG management have also become increasingly important. Due to the pandemic, interim uses and special marketing have also been added. With regard to future challenges, the digital transformation and the area of sustainability are becoming increasingly important. In this respect, collaboration with various areas of Wincasa and the use of existing expertise is very beneficial and a key factor for success.
