Wincasa appointed for the initial letting of PUBLICA’s SKY high-rise project in Dübendorf

With the new-build project SKY in Dübendorf, the Federal Pension Fund PUBLICA has appointed Wincasa to manage the comprehensive initial letting of a residential and commercial development. Located next to Stettbach railway station, the 20-storey building will comprise 460 m² of commercial space on the ground floor and 150 apartments and is scheduled for occupancy from April 2027.

The mandate covers the end-to-end initial letting of the new development – from strategic positioning, target group definition and rental rate modelling through to operational marketing and letting activities. 

On behalf of PUBLICA, Wincasa is responsible for developing and implementing all marketing and letting measures while coordinating all relevant partners and interfaces. This includes the design of the communication and marketing strategy, the promotion of the residential and commercial spaces, the organisation of viewings, and the management of the application and contracting process. In addition to achieving a balanced tenant mix, a professional and service-oriented customer experience for future residential and commercial tenants is a key priority – from the initial enquiry through to lease signing. 

As part of the project, Wincasa will also leverage digital marketing solutions. In collaboration with various partners, visualisations, digital applications and project-specific communication and information platforms will be developed to provide prospective tenants with modern and convenient access to the offering. 

The mandate includes the initial letting of all 150 apartments as well as the commercial space on the ground floor and extends through to the handover of the asset to the property management team. 

This appointment precedes another important milestone in the collaboration between PUBLICA and Wincasa: from 2027 onwards, Wincasa will assume responsibility for the management of the Federal Pension Fund’s entire real estate portfolio.
