Settlement coaching and RECM
Revitalising properties with estate coaching and Real Estate Community Management (RECM)
Settlement coaching promotes and stimulates neighbourhood development
In the area of estate coaching & real estate community management, the focus is on revitalising and promoting positive neighbourhood development both in housing estates and on mixed-use sites. The attractiveness of the properties is increased by revitalising communal areas and actively connecting tenants with each other. In this way, Wincasa makes a decisive contribution to social sustainability, reduces vacancy rates and increases tenant satisfaction.
We are convinced that lively properties are attractive - both for owners and (potential) tenants as well as for the neighbourhood. By planning and organising pop-ups, tenant meetings, information events and other community activities, shared spaces are regularly used over a longer period of time - be it with concerts, food trucks and festivals, craft afternoons, sports activities, flea markets and various tenant services. Classic after-work events with drinks and food also create an inviting atmosphere that attracts not only the tenants but also the neighbourhood.

Advantages of settlement coaching & active real estate community management
- Promotes social sustainability
- Increases the attractiveness of properties
- Reduces vacancy rates
- Improves the quality of living and quality of life
- Positive external impact and image enhancement of the property
- Early conflict prevention and resolution
Active estate coaching and real estate community management redefine the attractiveness and value of properties: Communal areas become lively meeting places, neighborhoods grow closer together and social sustainability is noticeably promoted. The result is fewer vacancies, more satisfied residents and stronger ties to the place where they live and work. At the same time, it helps to avoid conflicts at an early stage and ensure long-term profitability through stable rental income and positive neighborhood and area development.
Diverse events & highlights throughout the year
Estate coaching & real estate community management offer numerous approaches to fill neighbourhoods with life: whether seasonal festivals, community projects or creative workshops - such activities create space for encounters, promote exchange and strengthen cohesion. Throughout the year, a variety of events such as street food festivals, pop-ups, weekly markets and larger cultural events transform communal areas into lively meeting places that enrich the neighbourhood and sustainably promote coexistence. We rely on a mix of small, more private events for the tenants and larger events in which the neighbourhood can also participate.
Smaller and larger events take place regularly from January to December. This regularity is central to community building, as relationship building and participation take time. Only those who are able to exchange ideas, network and meet at regular intervals can build a lasting relationship with their neighbours and, in the best case scenario, get involved in the implementation of future projects themselves. We attach great importance to proper annual planning, including debriefings and reports on the events held.
It is important that we take the individual needs of each tenant into account when planning events and joint activities. Tenants who wish to actively participate in the planning and implementation of projects are involved accordingly. The participatory approach, both in real estate community management and in estate coaching, is central to this. In this way, we ensure that each property is revitalised and activated to the extent desired by the tenants.
Settlement coaching and real estate community management at Wincasa
In order to create a stronger network of tenants in a mixed-use property or housing estate, we rely on measures that meet the needs of the tenants in question.
This includes:
Every property is unique, which is why we adapt our concepts individually to the needs and conditions on site. Through regular dialogue with the tenants, we identify which activities and programmes are desired and where we can jointly implement projects for the entire property. A property only becomes socially sustainable when all those affected are involved and their needs can be met.
Our contribution to social sustainability
In addition to the ecological and economic components, property owners are increasingly focussing on social sustainability. In settlement and neighbourhood management, we ensure that projects and measures always include social criteria wherever possible. For example, we rely heavily on social exchange and cooperation when it comes to implementing revitalising measures. We are concerned about safety, promote local offerings and local partnerships in projects and focus on tenant services that offer effective added value.
With the Wincasa Social Report, we also make the property owners' endeavours in the area of social sustainability visible and measurable. Based on our recommendations and experience, we ensure that your properties also become even more sustainable in a social context.

Wincasa is taking a new approach to CMSM division: two experienced real estate service providers are taking on management roles
As part of the further development of the Center & Mixed-Used Site Management (CMSM) division, Wincasa is dividing the ‘Strategy & Services’ team into two separate teams as of 1 April 2025. This restructuring will specifically strengthen competencies and further expand services for customers. The two new units will be headed by two experienced real estate service providers, Corina Salomon and Alexa Müller, who will report directly to Thomas Hinderling, Head of CMSM and a member of the Wincasa management board.
‘I am delighted to have found two such talented and committed leaders from our own ranks for these important positions. This underlines our goal of promoting and developing potential within Wincasa,’ emphasises Thomas Hinderling, Head of CMSM and a member of the Wincasa Executive Board.
Corina Salomon – Head of Settlement Coaching & Communities
Corina Salomon, who has been working for Wincasa since 2019, is taking over as head of the Settlement Coaching & Communities department. After joining the company as a content manager specialising in social media and digital communication channels in centre management, she went on to become a specialist in real estate community management. In this role, she connects people, revitalises spaces and promotes the revitalisation of mixed-use areas. Since 2025, she has also been responsible for the innovative settlement coaching, in which Wincasa is the first real estate service provider in Switzerland to mediate between owners and tenants and develop community-building offers. She will lead a team of eight experts in the future.
Under Corina Salomon's leadership, the Settlement Coaching & Communities department will continue to expand innovative services. These include:
- Real Estate Community Management: networking stakeholders and revitalising mixed-use sites and districts
- Settlement coaching: mediation between owners and tenants, developing sustainable and vibrant neighbourhoods
- Promotion Management: using synergies to revitalise space, managing a centralised platform for marketing temporary rental space, e.g. for food trucks and pop-ups
‘Our job is to create vibrant places that bring people together and offer added value for owners and tenants. I look forward to working with my team to develop and implement new approaches,’ says Corina Salomon, Head of Settlement Coaching & Communities. Her goal is to further develop the services in order to offer creative solutions for revitalising space and building communities, thereby sustainably increasing customer satisfaction.
Alexa Müller – Head of Marketing & Projects
Alexa Müller, who has been with Wincasa since 2022, is taking over as head of the Marketing & Projects department. She started as a Real Estate Site Manager and brings with her extensive experience in strategic project management, real estate marketing and centre management of complex properties. With a background in facility management, a master's degree in real estate and experience in the expansion department of a large Swiss retailer, she combines operational expertise with an in-depth understanding of the real estate industry. She will be responsible for managing three specialised teams with a total of around 10 employees.
The main areas of focus under her leadership can be divided into three areas:
- Marketing & Branding: development and implementation of brand strategies, campaigns and signage for centres and areas – an in-house branding agency that fully implements these services for the owners
- Marketing: rental of commercial and retail space, pop-up concepts and interim rentals
- Consultancy, projects, concepts: strategic management of revitalisation projects, conversions and property-related analyses
‘Our aim is to position our clients' properties in the market in a targeted manner and to develop tailored solutions. I look forward to implementing challenging projects with my team,’ explains Alexa Müller, Head of Marketing & Projects. Her focus is on implementing marketing strategies, efficiently managing projects and also taking on mandates from owners and clients who were not previously part of the Wincasa portfolio.
New structure strengthens proximity to customers and partners
With the adapted structure in the CMSM division, Wincasa is creating a needs-based focus on the diverse requirements of owners, tenants and other stakeholders. Through the close cooperation of the two new units, customised solutions can be developed that enable even better networking and space utilisation. Both managers will combine their expertise to further expand Wincasa's market position in a targeted manner.
